§ The sidewalk is legally yours

Under the city’s Public Works Code, the property owner maintains the sidewalk fronting the lot. When Public Works posts a repair notice on your building, the deadline is real and so is the liability if someone trips first.

We quote directly from the notice, pull the repair permit through the SF Public Works Permit Center, pour to city spec, and get the inspection signed off. You make one call.

Grades other cities don’t have

Blocks of Filbert and 22nd Street run over 31 percent. Plenty of “normal” SF driveways sit on grades that would be the steepest street in most American towns.

Steep-lot work changes everything: form pressure, mix slump, pour sequence, where the truck can even park. Retaining walls over 4 feet need engineering and a building permit, and we build that into the quote instead of discovering it mid-job.

How much does a concrete driveway cost in San Francisco?

Am I responsible for the sidewalk in front of my home?
Yes. Under San Francisco Public Works Code, property owners are responsible for maintaining and repairing the sidewalk fronting their property. If you’ve received a Public Works notice, we handle the permit, the repair, and the inspection sign-off so the violation gets closed.
How do I know if my foundation cracks are serious?
Hairline shrinkage cracks are common in cured concrete. Cracks wider than ¼ inch, horizontal cracks, stair-step cracking, sticking doors, or sloping floors can indicate settlement or lateral pressure and should be looked at. We inspect and give you a straight answer at no charge — including when the honest answer is that you don’t need us yet.
Should I replace my Victorian’s brick foundation?
If your home predates 1906, there’s a good chance it sits on unreinforced brick and mortar that has been crumbling for a century. Replacing it with steel-reinforced concrete is the single biggest structural upgrade most SF Victorians can get, it’s usually required before major remodels, and it pairs naturally with a soft-story retrofit. We scope it to your structural engineer’s drawings and quote the pour, not a guess.
Do you handle permits for concrete work?
Yes. Sidewalk work, curb cuts, and structural work like foundations and retaining walls over 4 feet typically require San Francisco permits. We pull the permits and schedule the inspections as part of the job — it’s built into the quote, not an extra.
How long before I can use new concrete?
Foot traffic after 24–48 hours, vehicles on a driveway after about 7 days, full design strength at 28 days. SF fog slows curing slightly — which actually improves final strength. We adjust the mix and cure schedule for the weather on pour day.
